Earthquake retrofits for older homes
A seismic retrofit ties the house to its foundation and braces the short cripple walls in the crawlspace. We install foundation anchors, plywood shear panels and steel connectors as designed, so the home is far less likely to slide off its foundation in a strong earthquake.
Repairing cracked or failing foundations
Cracks, sloping floors and sticking doors can point to a foundation problem. We inspect the crawlspace and foundation, explain what we see in plain language, and repair or replace sections of footing as needed. Larger structural repairs are done to engineered plans.

Homes built before the 1980s with a raised foundation and crawlspace are the most common candidates. We can take a look and tell you what we find.
How long does a typical retrofit take?
Many standard bolting and bracing retrofits take only a few days. Larger homes or added foundation repairs take longer, and we give you a timeline up front.
Can I stay in my home during the work?
In most cases, yes. Retrofit and many foundation repairs are done from the crawlspace with little disruption inside the home.
